You then receive a prioritised list identifying the points that should be clarified, specified or negotiated. Where relevant, you also receive suggested wording for amendments and arguments for why certain terms should be amended.
The purpose is to give you an informed basis for decision-making before the agreement is signed, so you understand the terms and risks you are accepting, and where there may be a basis for challenging the landlord’s proposal.
Price: DKK 15,000 excluding VAT.
The stated fee applies to a standard commercial lease agreement. For particularly extensive or complex lease documentation, the fee is agreed separately before the work begins.

Throughout my career, I have negotiated and prepared more than 1.000 commercial lease agreements. This has given me a clear understanding of how different types of commercial premises should be handled, positioned and negotiated.
Following an inspection of the premises, I define a tailored marketing strategy and present the opportunity professionally to relevant tenant prospects. The marketing approach is adapted to the size, complexity and nature of the assignment.
The process includes assessment and analysis, online marketing, dialogue with interested tenants, property viewings and ongoing follow-up.
Once the right tenant has been identified, I manage the negotiation of the key commercial and contractual terms. The lease agreement is then prepared for digital signing by you and the tenant.
Price: 12% of the first year’s base rent plus operating expenses, excluding utility costs, subject to a minimum fee of DKK 50,000 excluding VAT.
The fee becomes payable once a legally binding commercial lease agreement has been entered into. Any introductory rent discounts or rent-free periods are generally disregarded when calculating the fee. The specific fee terms are set out in a separate exclusive agency agreement.
Costs relating to professional photography, the property marketing brochure, floor plans, advertising, commercial property portals and other external marketing activities are not included. Such costs are agreed separately and incurred only with the client’s prior approval.

The final fee depends on the property type and size, the geographical area, the available data, the complexity of the analysis and the required format of the deliverables.
The service may include analysis of market rent, comparable lease evidence, current market supply, vacancy, target tenant segments and a recommended letting strategy. More extensive valuation assignments, discounted cash flow (DCF) analyses and portfolio analyses are priced separately and typically start at DKK 35,000 excluding VAT.
The fee and deliverables are always agreed in writing before the work begins.

This may include renegotiation opportunities, changes to the long-term leasing strategy, adjustment to market rent or specific initiatives aimed at reducing the property’s operating costs.
Price: From DKK 20,000 excluding VAT per month.
At the outset of the engagement, AT consulting carries out an initial analysis of the property, the existing commercial lease agreements, the tenant mix and the principal opportunities for commercial optimisation. The initial set-up fee starts at DKK 30,000 excluding VAT.
The specific fee depends, among other factors, on the number of properties and leases, the available data, the frequency of meetings and reporting, and the anticipated level of analysis and implementation support required.
The scope of the engagement, the deliverables and the process are always agreed in writing. Separate letting mandates, major lease renegotiations, disputes and external costs are not included unless expressly agreed otherwise.
