Negotiation
For companies that want full representation in negotiations with a landlord or broker about a commercial lease.
AT consulting manages the dialogue on your behalf and actively negotiates the commercial and contractual terms, so you are left with a strong agreement.
The purpose is to strengthen your negotiating position and turn market data, experience and your most important interests into concrete arguments and proposed improvements to the lease.
Entering into a new commercial lease agreement
Renegotiation or extension of an existing lease
Advisory input on risks and lease terms
Strategic negotiation based on data
-
Negotiating a commercial lease agreement can have a significant financial impact on a company. It is therefore important to think long term and structure the process in a way that supports your negotiating position.
AT consulting represents companies that are entering into or renegotiating a commercial lease agreement. This means that I actively manage the dialogue with the landlord or broker and negotiate the terms of the lease agreement on your behalf.
The advisory process always takes your specific situation as its starting point. Based on market data and my experience, I create a clear overview and establish a negotiation strategy, which is then carried out professionally.
When the right objective arguments are presented during a negotiation, they can have a significant impact on the outcome. However, to be effective, those arguments must be properly supported by data and market insight.
Price: DKK 40,000 excluding VAT + 3–5% of the documented financial value created.
The applicable percentage is determined based on the complexity and scope of the assignment. The percentage and basis of calculation are always agreed in writing before the work begins.
Market screening
For companies seeking a market overview before deciding whether to relocate or renegotiate their current commercial lease.
AT consulting helps you clarify your long-term requirements, screen the market and compile relevant commercial premises in an annotated longlist.
The objective is to provide a comprehensive and structured market overview, enabling you to assess the available alternatives and use current market conditions actively in your negotiations.
Annotated longlist of commercial premises
Market overview based on data and market dialogue
Changes in space requirements or working practices
Relocation considerations or the need for alternatives
-
When you are considering whether to relocate or renegotiate your current commercial lease agreement, it is important to understand the options available in the market. Without a clear overview, it can be difficult to assess whether your current premises are still the right solution, or whether better alternatives exist.
AT consulting helps you early in the process by clarifying your long-term needs and requirements for future commercial premises.
Based on this needs assessment, I screen the market for relevant commercial lease options, including relevant off-market opportunities identified through dialogue with property owners and brokers. You then receive an annotated longlist of relevant opportunities, including an assessment of which premises best match your requirements.
The purpose is to give you a structured market overview and a stronger decision basis before deciding whether to proceed with new premises or use the market strategically in a renegotiation of your current lease agreement.
Price: From DKK 25,000 excluding VAT.
The final fee depends on the geographical area, the complexity of the assignment and the required timeframe. The fee and process are always agreed in writing before the work begins.
Lease review
For companies that have received a draft commercial lease agreement and want a specialised review before signing.
AT consulting reviews the draft agreement with a focus on the most important financial terms, risks and potential areas for improvement.
The purpose is to give you an informed basis for decision-making, so you understand which terms you are accepting and where there may be a basis for specific amendment proposals.
Commercial and contractual review
Overview of financial implications
Suggested wording for amendment proposals
Informed basis for decision-making
-
When you have received a draft commercial lease agreement, it can be difficult to assess which terms are standard, which should be clarified, and which may have financial consequences later in the lease period.
AT consulting reviews the draft agreement and provides a specialised assessment of the most important risks, ambiguities and improvement points in the lease agreement.
You then receive a prioritised list identifying the points that should be clarified, specified or negotiated. Where relevant, you also receive suggested wording for amendments and arguments for why certain terms should be amended.
The purpose is to give you an informed basis for decision-making before the agreement is signed, so you understand the terms and risks you are accepting, and where there may be a basis for challenging the landlord’s proposal.
Price: DKK 15,000 excluding VAT.
The stated fee applies to a standard commercial lease agreement. For particularly extensive or complex lease documentation, the fee is agreed separately before the work begins.
Flexible Hourly Advisory Services
Not every assignment requires a fixed advisory engagement. If you need a limited assessment, a specific review of selected terms in a commercial lease, assistance in preparing for a negotiation or simply brief commercial advice on a particular matter, AT consulting also provides advisory services on an hourly basis.
The scope of the assignment, the expected time commitment and any fee cap can be agreed in advance. This provides a flexible solution with clarity regarding deliverables, process and costs.
Hourly rate: DKK 1,800 excluding VAT.
For larger or more complex assignments, AT consulting will prepare a tailored proposal setting out the scope, deliverables and fee structure.

Negotiation of heads of terms and the lease agreement
-
Throughout my career, I have negotiated and prepared more than 1,000 commercial lease agreements. This has given me a clear understanding of how different types of commercial premises should be handled, positioned and negotiated.
Following an inspection of the premises, I define a tailored marketing strategy and present the opportunity professionally to relevant tenant prospects. The marketing approach is adapted to the size, complexity and nature of the assignment.
The process includes assessment and analysis, online marketing, dialogue with interested tenants, property viewings and ongoing follow-up.
Once the right tenant has been identified, I manage the negotiation of the key commercial and contractual terms. The lease agreement is then prepared for digital signing by you and the tenant.
Price: 12% of the first year’s base rent plus operating expenses, excluding utility costs, subject to a minimum fee of DKK 50,000 excluding VAT.
The fee becomes payable once a legally binding commercial lease agreement has been entered into. Any introductory rent discounts or rent-free periods are generally disregarded when calculating the fee. The specific fee terms are set out in a separate exclusive agency agreement.
Costs relating to professional photography, the property marketing brochure, floor plans, advertising, commercial property portals and other external marketing activities are not included. Such costs are agreed separately and incurred only with the client’s prior approval.
Market analysis and valuation
For property owners and landlords seeking data-driven analysis to support decisions regarding leasing strategies or the future use of a property.
AT consulting provides relevant market and property analyses, rental value assessments and valuations of commercial properties.
The objective is to assess the property’s fair market value under current market conditions and provide guidance on the optimal rental level and current tenant requirements.
Market analysis and rental value assessment
Preparation of a property development plan
Commercial assessment of opportunities and risks
Valuation based on an advanced DCF model
-
Not every assignment requires a full mandate. In some situations, what is needed is a standalone analysis, assessment or specific input to support a commercial decision.
AT consulting assists with assignments such as preparing new standard lease templates, valuing commercial properties, handling tenant-related disputes, assessing market rent or preparing a specific addendum to an existing commercial lease agreement.
The advisory service is tailored to the specific assignment and can be used when you need a commercial perspective on rent levels, lease terms, risk or the financial potential of the property.
The objective is to provide a commercially focused adviser that you can involve in the assignments where it creates value for you.
Price: From DKK 25,000 excluding VAT.
The final fee depends on the property type and size, the geographical area, the available data, the complexity of the analysis and the required format of the deliverables.
The service may include analysis of market rent, comparable lease evidence, current market supply, vacancy, target tenant segments and a recommended letting strategy. More extensive valuation assignments, discounted cash flow (DCF) analyses and portfolio analyses are priced separately and typically start at DKK 35,000 excluding VAT.
The fee and deliverables are always agreed in writing before the work begins.
Asset management
For property owners seeking professional optimisation of their commercial property portfolios.
AT consulting analyses the portfolio’s market position and continuously identifies initiatives that can strengthen the properties’ free cash flow, reduce vacancy risk and support long-term asset values.
The objective is to take a strategic approach to value creation by ensuring that the most attractive opportunities are continuously prioritised and translated into concrete action.
Ongoing commercial advice on the portfolio
Optimisation of rental levels and lease terms
Identification of potential initiatives and risk areas
Action plan for optimising portfolio value
-
Asset management at AT consulting is about actively working to realise the commercial potential of a property.
I create an overview of relevant property data, tenant composition, lease terms, break options and other key commercial factors. Based on this, I analyse opportunities to improve the overall financial performance of the property.
This may include renegotiation opportunities, changes to the long-term leasing strategy, adjustment to market rent or specific initiatives aimed at reducing the property’s operating costs.
Price: From DKK 20,000 excluding VAT per month.
At the outset of the engagement, AT consulting carries out an initial analysis of the property, the existing commercial lease agreements, the tenant mix and the principal opportunities for commercial optimisation. The initial set-up fee starts at DKK 30,000 excluding VAT.
The specific fee depends, among other factors, on the number of properties and leases, the available data, the frequency of meetings and reporting, and the anticipated level of analysis and implementation support required.
The scope of the engagement, the deliverables and the process are always agreed in writing. Separate letting mandates, major lease renegotiations, disputes and external costs are not included unless expressly agreed otherwise.
